Contracts: After all contract queries are resolved by the solicitors representing the buyer and seller, they prepare the final contracts. The solicitors draft the formal sale contract based on agreed terms, including details on price, property conditions, and any contingencies. Once contracts are exchanged between the buyer and seller a closing date is agreed between the parties.

As your representative we will work closely with you to identify your specific rental requirements. We then reach out to our network of letting agents to source the most suitable rental to suit your specification.

Market Research: We will leverage our market knowledge to find available rental properties that match the tenant’s specifications.

Access to Listings: We often have access to a wider range of properties, including off-market listings, and can provide options the tenant may not find independently.

Arranging Viewings: We will schedule property viewings and attend with you or on your behalf if you are not physically present. Where necessary we can walk you through on a live video of the property, providing a professional perspective and answering any questions about the property.

Feedback to Landlords: If the tenant has specific concerns or requests, the we will communicate these to the landlord or landlord’s agent.

Rent Negotiation: We will endeavour to negotiate on behalf of the tenant to secure the best possible rent, based on market conditions and the tenant’s budget. If the tenant has special requests (e.g., pet-friendly property or modifications to the property), we can facilitate negation terms with the landlord.

Handling Paperwork: We will guide and assist the tenant application in filling out rental applications with supporting documentation, ensuring all necessary documentation is submitted.

Facilitating the Move-In Process and key collection: Our agent helps facilitate a smooth handover of keys and access to the property on move-in day.
